Abstract The purpose of this study is to find out the main factors which influence new town residents' satisfaction by family life-cycles. At first, for these purposes, this study classifies evaluation items into objective and subjective aspects. Both physical and social levels are analyzed between the relationship of residential satisfaction by family life-cycles. Then, some issues about family life-cycles are discussed. The findings are as follows. First, findings of main factors on residents' satisfaction includes families having preschool and elementary children are not satisfied with qualitative level of neighborhoods and house size. Families having university students, adult sons and daughters are satisfied with economical value of the home and privacy. Those will give a large impact to their satisfaction. Second, there are many cases of remodeling their house in the early stages of life cycle, but the last stages of life cycle have many cases of moving to improve their environment. These are what has significant influence to their satisfaction. Third, residential conditions and needs by family life cycles are suggested in this research.
