Abstract In this study, the possibility of land trust based redevelopment method was reviewedconcretely on how it could be applied practically to the urban redevelopment projects andhow feasible it could be. For this purpose, firstly the principal mechanism of land trust-basedredevelopment was studied, secondly, the general redevelopment pattern was drawn, andlastly the feasibility study was carried out and the changing factors of feasibility wereanalysed. As a result, the IRR(Internal Rate of Return) of land trust based redevelopment wasshown up to 11.16%, and 13% in discount rate, NPV(Net Present Value) and B/C ratio wereshown up to -9.3billion won and 0.872 respectively, and it was analysed that land trustmethod didn't have any feasibility in general. It appeared that the major changing factors offeasibility were the construction cost, the rise of rent, the burden of public facility cost, butthe discount rate & period of rent, land-trust fee, etc. have relatively minor effect on thefeasibility than its benefits, so land trust method need to be used positively to improve urbanredevelopment projects
