Abstract |
This study explores the issues of transformation of urban residential blocks using an in-depth case study of Back Bay of Boston, USA. It investigates the evolutionary process of functional use and physical form of blocks and buildings that feature the integrity of the urban residential blocks, despite the significant modification since their early development. The three types of adopted uses are observed in Back Bay's transformation: (1) 'residential to commercial and public' upon the subway installment, (2) 'residential to hotel and commercial' with the large mixed-use developments nearby, (3) 'hotel to residential' through the economic downturns. Such dynamics have caused the lot assemblage for a new development as well as the modification of buildings and block yards for extended use. The findings suggest the creative evolution of urban residential blocks be effectively guided by downsizing the block dimension in the plan-making stage. Besides, the business programs and civic uses should be spatially arranged to perform multiple functions at both local and regional scales, which critically determine the quality of streetscape and visual identity. |
