Title A Study on the Lot Arrangement of Multi-Family Housing by a Lot Design Model

Abstract The problems of multi-family housings in Korea are generally attributed to insufficient infrastructure (narrow road, lack of parking space, etc.) and deteriorated residential environment (short duration of daylight, invasion of privacy, etc.). To solve these problems, the lots for multi-family housings should be reconfigured to have backyards as widely as possible and the backyards should not be used as parking space. The goal of the study is to look for the lot-forms which meet these conditions. To attain this aim, the study sets up a lot model of multi-family housing which typically has five stories with a statutory parking area in its piloti space on the ground level. Under the condition of this model, we could find the lot-forms in which the maximum FAR (2) is possible. The following lot-forms are suggested based on the study findings: 1) the azimuth angle is approximately o° 2) the width is between 11 m and 15.5 m, 3) the lot size is between 250 ㎡ and 320 ㎡, 4) the width-depth ratio is 1.33~2.65. The study suggests that it is appropriate to have lot-forms be arranged in consideration of the position of daylight windows. As a result, the lot (15.221 m) should be arranged east to west and the others should be arranged north to south.
