Abstract The goal of this study is to identify the influence of parking guidelines on the apartment house remodeling. Three types of residential units are studied for the case reviews out of five housing complexes of Gaepo, Chongdam, Junggae, Jayang and Banpo: Type I with exclusive floor area per household less than 85 ㎡ before and after remodeling (Gaepo); TypeⅡ's floor area less than 85 ㎡ before remodeling yet more than 85 ㎡ after remodeling (Chongdam, Junggae, Jayang). Type Ⅲ's floor area more than 85 ㎡ before and after remodeling (Banpo). The Parking guidelines is identified to crtically increase required parking space (from 0.56 to 1.99 per household) depending on how to understand the remodeling either as new construction or expansion due to tis associated floor space yield. According to actual renovation of Junggae, Jayang and Banpo, parking space ranging from 15.17 ㎡ to 27.74 ㎡ per household is required for additional underground parking space. Such additional provision of parking space increase the construction cost from \=9.6 million to \=17.6 million per household. These findings suggest that additional construction cost of parking space is so burdened as to determine the apartment remodeling.
