| Abstract |
This study aims to find out the new application of ‘The New Conjoint Renewal Program’. Originally, it looks for a way to combine residential area of the hillside district and business area of the subway station district as a feasible and potential plan for the urban regeneration. The precondition of ‘The New CRP’ is required expanded Conjoint Renewal bounds and new operation ways, the need for expansion of application zoning. For the practical applications, incentive system is reviewed such as, application of floor Area Ratio according to the ratio of Residential-business Area, Incentive system of the District Unit Plan, and an improvement of ‘Shift’ system in Subway Station District to minimize uncertainty. Also, this research reviewed case study areas, Chang-Shin and Han-Nam districts. The result shows that the suggested program is superior to the conventional one in economic aspect. So, these results supposed sufficient condition such as, propriety estimate-recapture system of the development gains, and system improvement to support the right of different using. In order to minimize side effects, it needs additional discussion in many aspects. In conclusion, ‘The New CRP’ shows implications to complement the existing CRP. |
