Title Analysis of the Effect of Parcel Shape on the Development Density - A Case Study of Chun-ho·Am-sa District

Abstract The development density of each parcel is an important element that should be considered to set up urban design regulations. This study examined the effects of parcel-shape, adjacent road condition, density regulations to the development density by analysing 90 building permission cases in Chun-ho, Am-sa District of Seoul. Two indices -- the Irregularity Index and Shape Index -- were developed, and the analysis results show that they effectively explain the characteristics of parcel shape which are related to the development density. Based on the indices, we classified parcel shapes into 3 categories -- type I(Regular square, low Irregularity Index and Shape Index), type II(Rectangle, the depth/length ratio is greater than 2), and type III(Irregular, high Irregularity Index and Shape Index) -- which can be used for the general classification of parcel conditions in the urban design process. The major factors which determine the development density are Standard FAR, depth of parcel, the width of front road, and the number of adjacent roads. The higher the irregularity of the parcel, the greater the effects of the density regulations.
