Abstract |
Land price change is a major factor in the negotiation of compensation with the residents who live in urban regeneration project site. The purpose of this study is to analyze land price change during the period of urban regeneration projects and the relationship between the official land value and the compensation price. This study compared the rate of land price change in study area to that of the country, City of Incheon, and Seo-gu. This study identified that urban regeneration projects of Incheon Gajeong 5 Crossing led to land and house price increasing in target area and neighboring area. In this regard it is important to shorten the lead time in each step during urban regeneration project. Moreover compensation plan after designation of urban regeneration area should be set up as early as possible so that the negotiation period can be shortened and the budget can be reduced. |
