Abstract This study aims to identify the borderland characteristics of the Housing Renewal Projects in Seoul according to household size and construction period. 156 housing renewal projects (100~1,000 households) were analysed and the results are as follows. First, the borderlands are faced to the roads (63.03%), the residential area (23.16%), green area (7.15%), and nonresidential area (6.64%). Second, small housing projects usually are faced to low-rise detached houses, while larger housing projects usually are faced to road. Third, 6 types were identified according to household size and construction period: Old Small type (Ⅰ), Old Midium type (Ⅱ), Midium Large type (Ⅲ, Ⅲ’), Recent Midium type (Ⅱ’), and Recent Small type (Ⅰ’). In the case of old projects before 1997, the ratio of borderland faced to public facilities was low, while projects after 1997 were in the opposite directions, which shows the increasing concern about public facilities, building allocation design, and sunlight conditions in the recent Housing Renewal Projects.
