Abstract |
The purpose of this study is to propose an alternative scheme in dealing with buildings that are classified as“modern” and generally regarded as historically valuable. Previously, buildings of this sort were treated as if they were artifacts of museum;, however, an alternative method attempts for a sustainable and urban strategies for the rehabilitation. By paying particular attention to the recent rehabilitation projects for the Korea National Theater and Daehan Stock Exchange Building in the Myungdong District Unit Plan, this article aims to analyze the rehabilitation strategy. Followings are the conclusion of the study. First, in order to succeed in a rehabilitation project for any historically significant modern buildings, the owner needs to have cultural awareness and economic incentives. Second, two antithetical concepts of development and rehabilitation need to be carefully mediated during urban design phase of district and zoning with the aid of planning policy. Third, sophisticated negotiation between the public and the owner is important. It also needs a incentive of urban design. |
