| Abstract |
This study intends to find additional factor for working CRP well by looking for the problem of profits of stakeholders who are people of sending and accepting area related to Incentive Floor Area ratio for CRP which is the new paradigm of urban renewal schemes to expand further. To summarize the analysis of this study, first, we awared the problem which is distribution of profit of mutual agreement of residents for calculating Incentive Floor Area ratioby awareness survey of residents. Second, through Expert survey (Delphi Technique), we derived applying elements Real Transaction Land Price including land and building price instead of Announced Public Land Price including only land price as calculating Incentive Floor Area ratio. Third, we simulated the applying factor at target area and the results show that the Incentive Floor Area ratio is higher when applied the Announced Public Land Price. Therfore, this study will contribute to calculate the Incentive Floor Area ratio reasonable and to be the basis to complement the existing method of calculaing the Incentive Floor Area ratio. |
