Abstract In this study, we analyzed residential mobility patterns and pull-factors of small households in Seoul. The results are summarized as follows. First, small households usually move further than large households and younger households usually move further. Second, small households in 30s’ or 40s’ have been moving to downtown areas which have many jobs. In addition, small households in 50s’ or 60s’ have been moving to the outskirts of Seoul. Third, small households prefer multi-family housings and officetels. Fourth, households consisted of two people prefer multi-family housings and apartments and show a similar location preference to standard households. According to the results, policy implications are as follows. First, a various types of small house for small households should be supplied in the existing residential areas. Second, small houses for small households over 60s’ should be affordable to the households priced and supplied in the outskirts of city. Thirds, for small houses for small households, accessibility and housing prices are more important than neighborhood environment.
