Abstract |
The study aims to explore how much impact the disposition of public land has upon floor area ratio (FAR) and view blockage in housing renewal areas. For this purpose, it carried out a case study on 40 housing renewal areas in Daegu. The study shows that a permissible FAR substantially increases when the city sells developers the land of disused infrastructure such as roads and parks. It also reveals that the developers suffer economic loss because of little benefit from FAR incentive. The analysis of view blockage within 8 housing renewal areas indicates that the degree of spatial enclosure in their outdoor spaces is strong and their view blockage ratio is so high that the quality of living environment is not satisfactory. The study concludes that it is not desirable for the city to sell developers the public land because it makes the quality of physical environment unsatisfactory. Rather it argues that the city should provide the developers with the public land for free so that quality of living environment could be improved in housing renewal areas. |
