Abstract |
This study empirically analyses the effects of urban entertainment center (UEC) on commercial market structure at both regional and local levels based on the case of ‘Time Square’ mixed?use shopping mall in Seoul, in order to understand possible reshaping of commercial area in the future. By integrating retail, dining, and entertainment, UEC has spatially a larger market area than department store or discount store that focuses retail activities only, largely because it attracts young visitors at a longer distance for leisure consumption purposes. As the result, UEC increases pedestrian volume locally in neighboring commercial districts, but this has rather negative impact on traditional retail stores which have to compete with UEC. On the contrary, however, those local stores specialized in food and beverage as well as entertainment can play complementary roles with UEC by attracting ‘mallgores’ characterized by multiple?purpose visit to retail, dining, and entertainment facilities. Based upon the findings, the study suggests that UEC be transformed into the district type of retail entertainment destinations, integrating with street shops as well as other shopping centers. |
