Abstract |
In the situation that an apartment has been the most common housing type, housing policy and market also have been focusing on an apartment, this paper’s aim to analyse the change of urban form by developing apartment complexes in the land readjustment area in Seoul. In this study, four different areas that represents different period and the region are selected for the case study and the apartment complexes within 2009 were studied. As a results, this paper suggests the conclusions about the study as follows: 1) Apartment complexes have been constructed mostly in the land readjustment area since 2000. 2) Flat-type apartments are common types and have been located parallel to the roadside. Two kinds of open space patterns in complexes emerged and these open spaces commonly have been used for parking spaces. 3) On average, the land area of the apartment site is smaller than a common block size. For this reason, the development by aggregating parts of lots in a single block became common, and then seven kinds of aggregation patterns emerged. 4) Although open spaces are increasing, a closed fence and parking-related facilities in the complexes is laid along the streetside. And also the cases like that the street were removed by aggregating blocks have been observed, and then these could be lead to change of street environment. Therefore, this study clarifies change of urban form by developing an apartment. And a matter of these changes in low-rise housing area must be recognized and the systematic management will be needed in order to preserve and improve of built environments in urban residential areas. |
