Abstract This study aims to suggest the suitable valuation standard through the analysis and evaluation of the hidden characteristics of easily disappeared commercial facilities located in downtown. For this purpose, evaluation index was categorized as five, based on the previous studies and the characteristics of the traditional commercial facilities in downtown. The Framework of evaluation was established via the AHP(Analytic Hierarchy Process) analysis. Then, this Framework was applied to Pyounghwa market and Nakwon market, and We addressed the suggestion and improvement plan. The results of the evaluation are follows : The sum of the two markets are similar, but higher the Historicity of Pyounghwa market and Architectural characteristics of Nakwon market. Also, Two markets were all highly creativity and sociality. Here are three suggestions presented by this process. First, Downtown commercial facilities have a variety of value including five characteristics, which suggests a need for the steady value identification and characterization study. Second, Downtown commercial facilities of Seoul showed strong linkages of the surrounding and history, which suggests that conservation and utilization is required to consider the perimeter network and the urban dimension. Third, standard for conservation and utilization of urban space must consider the factors of humanities, and commercial facilities will require measure that reflect lives and network of traders.
