Abstract |
This paper investigated the transition of building uses in the culture-based vitalization process of a commercial street, Garosu-gil in Seoul. The changes in the floor area and spatial distribution of building uses between 1980 and 2012 were analysed using building records. The results were as follows: The analysis of floor area of building uses provided a concrete understanding about the revitalization process of commercial streets combined with cultural factors which was only qualitatively addressed in the previous research. The commercial ratios(retails and restaurants) in 1997(when the community street was completed) and 2008(when the street was revitalized by cultural factors) were similar, and that can be considered as a natural equilibrium of commercial development in the street. In order to prevent the loss of placeness due to rapid commercialization and succeeding high rents, control of commercial ratio as well as limitation of unit area of stores is necessary. The small offices which formed a unique cultural cluster in the area are important in terms of sustainability. The well-organized street network in the area seemed to work as a good foundation for the cluster. It implies that urban spatial structure which can absorb various building uses is an important factor for street vitalization. |
