Abstract |
Apartment is a main type of multi-family housings in Korea, playing a greater role in the supply of housing. Apartment has been built by various construction policies, which are reflecting the passage of time. This research looks through the construction policies, analyses the applications and their changes, which characterize the temporal and spatial states of apartments in Seoul. Research findings are as follows: In early days, as for the policies that were used at a greenfield site with development of new town, 'Apartment District', 'Land Readjustment Area' and 'Land Development Project', were general systems and they were focused on the riverside of Han-river and outside in Seoul. In recent years, as for the policies that were applied at built-up areas, 'New Town', 'Housing Redevelopment Project' and 'Housing Construction & Small-Unit Reconstruction Project', were primarily used and concentrated on Sub Industry Districts and low-rise residential areas, factory-moved sites and the Land Readjustment Areas. And the change makes a difference in the size of complex unit and a regional supply of apartments. These temporal and spatial characteristics provide various implications: These could hold clues about a prospect with development characteristics. And, in housing life-cycle, the deteriorated areas and housings that should be developed in the future can be predicted with micro-view. In addition, the diffusion of small-unit apartment development by Housing Construction Project emphasizes the necessity of the systematic management in order to preserve and improve built environments in urban residential areas. |
