Abstract The purpose of this study is to analyze the factors that have influenced the physical aspects of the Social Application of Public Open Space Owned by Private Sector in District Unit Plan Area. For this purpose, independent variables are categorized into the physical characteristics of public open space, the relationship with the street, the location type, and the type of facility located on lower levels of each building. Five models are analyzed, one for each dependent variable: total number of persons using public open space, the number coming from inside each the building, the number coming from outside, the number engaging in optional activities, and the number engaging in social activities. The results of the study show that the area of public open spaces and being located at the corner or side of a building are common influence factors across all models. Also, crosswalk location and open-ended-ness were found to influence people coming from outside, while subway location affects people coming from inside buildings and those engaging in social activities. Based on these results, this study proposes measures such as increasing area, closing areas off from outside eyes and constructing flat structures for accessibility. This study has significance as the basis for these suggestions.
