Abstract The purpose of this study lies in analyzing changes in business types in the surrounding commercial district due to the creation of the Ansan Culture Square, with related implications. To achieve these goals, the study surveys changes of business types and rents and vacancy rates as influencers in the aforementioned commercial district. The survey methods used here are a documentary review, a field investigation, and interviews with persons concerned. The site is divided into a zone adjacent to the Ansan Culture Square and a non-adjacent zone to determine the level of changes. The study results are as follows. First, after the creation of the square, business types increased, focused on those with high daily average customer transactions, such as coffee shops (1.7%), fast-food restaurants (0.8%), and high-end restaurants (0.5%). This led to high land prices in the zone adjacent to the square compared to the non-adjacent zone and decreasing vacancy rates in the zone adjacent to square (2009 14.8%→2011 8.9%) and the non-adjacent zone (2009 21.7%→2011 19.7%). The square as a public space also affects changes in economic factors, such as business types and rents and vacancy rates within the commercial district, thus revealing its potential as a market good.
