Abstract |
This study examines the characteristics of housing redevelopment in a low-rise residential area of Hwa-Gok Dong in Seoul through empirical analyses of the distribution of a new housing type called Urban Residential Housing (URH). The results suggest that a commercial zone densely clustered with small-sized detached buildings has accommodated intensive redevelopment of URH in the study area. Contrary to the widespread notion that locational characteristics of a parcel determine redevelopment, the regression analysis shows that distance to transportation nodes, demographic characteristics, and dwelling conditions are not significant factors associated with the location of URH redevelopment. Parcel-level statistical analyses indicate that smaller and unfavorable parcels experienced redevelopments through the merging of nearby parcels, thereby enlarging the developable area. This ironically led to the extreme subdivision of land ownership in the area due to the practice of multi-ownership-based housing redevelopment. Careful urban design approaches are required to guide housing redevelopment in the low-rise residential areas of Seoul. |
