Abstract Previous studies have often discussed the positive effect of local environments on residential satisfaction, whereas empirical evidence on the influence of risk factors is still insufficient. Employing multi-year public data (2010-2014) and GIS analysis, this study tests whether and to what extent spatial cluster of traffic incidents affects individual evaluation of residential environment. The results from multi-level analysis on 100,000 residents living in 25 districts in Seoul revealed that fiscal self-reliance ratio (p<0.05), social environmental satisfaction (p<0.01), and proportion of green area (p<0.05) were positively associated with residential satisfaction. However, as expected, the percent of industrial area (p<0.01) and traffic incident hot-spot area (p<0.01) indicated the negative influence at the statistically significant level. Based on those findings, urban safety policy strategies for mitigating the risk of traffic incidents spatially clustered at the macro scale can be conceived as an effective way which might be able to practically contribute to improving the level of residential satisfaction.
