Abstract |
This study analyzes the pattern of commercial use expansion and the changes of individual buildings in a residential area at the periphery of the cultural quarter near Hongik University. It aims to apprehend the mechanism of changes in building use at the periphery of the cultural quarter. The cultural quarter has expanded through the migration of native alternative stores resulting from increases in commercial rents. In this study, this process is examined as an expansion of the cultural quarter. Building use changes between 2009 and 2015 are observed and analyzed. The results show that most of the blocks with many frequent changes in building use are located near the street where the main pedestrian flow is observed. The accessibility of the main pedestrian flow and pedestrian-friendly facilities plays an important role in the expansion. Not only the urban street system, but also building size influence commercialization. |
