Abstract |
The Haengbok Public Rental Housing should be located in the inner city area to provide an affordable housing to young people who are actively involved in society activities and perceived as the major target of this provision. This study proposes the construction of Haengbok Public Rental Housing in the residential area where it deteriorated but housing demand remand strong. This study considers the development conditions of the site, and proposes a business model of a small-scale development that provides the LH’s public rental program applied to a multi-household house in a private land of the deteriorated areas. To test the applicability of the business model, we performed the construction simulations and the business feasibility analyses. The business model was divided into three categories: private land purchase, private land lease, and private land investment. The “private land lease” was divided into two categories depending on whether a new housing(sold or rented out) or the dividends payout was supplied to a former landowner. The “private land investment” was divided into three categories(new sold housing, new sold housing and pay a dividend, new rental housing and pay a dividend). After analyzing these six categories of the business model, we found that the most advantageous model was a “private land investment” that provided a new rental housing and the dividends payout to the existing landowner. |
