Abstract |
The zoning system in Seoul designates 89.4% of the Commercial Districts as General Commercial Districts and applies the almost same regulation without considering the characteristics and the hierarchy of the areas. All control elements(FAR, the coverage ratio and the number of stories) are regulated with the only one set in one use district, although the relations among FAR(floor area ratio), the number of stories, lot size, and coverage ratio are varied depending on the main use of each building. Therefore the current zoning system has many limitations when it is applied to the built-up areas where diversified local characteristics exist and mixed land-uses are prevalent. The purpose of this study is to find an alternative zoning system which can reinforce the various urban characteristics. Considering the hierarchy of commercial areas of Seoul, this study categorizes the areas into 96 groups and classify them by types through a cluster analysis. Based on this, the research investigated the flexible zoning modular form that can be operated by density, building coverage ratio, and building use and it examined the feasibility of the form by applying it to the case study areas. It is necessary to use a flexible zoning system that can be applied to the various forms to revitalize the built-up area by taking advantage of its local characteristics. |
