Abstract The purpose of this study is to verify that the four functions of mixed use residential buildings, that is, the prevention of unban emptiness, job-housing proximity, urban safety and recovery of street function, and harmony with nearby buildings, are accomplished in "Bundang," one of the first phase new towns, and "Pangyo and Ganggyo," ones of the second phase new towns. For this purpose, the authors examined constructed buildings according to the four elements of PUD (Planned Unit District), 1) commercial to residential ratio, 2) building use, 3) building forms, exterior appearance and open space in site, and 4) building height and FAR (floor area ratio). The commercial to residential ratio in Bundang increased from around 10% to more than 30% in Pangyo and Ganggyo, the commercial parts of the buildings evolved from simple neighborhood facilities into street mall types of retails. In addition, piloti-type public walkways of Bungdang evolved as arcade malls connected with the crosswalk and public open space in Pangyo and Ganggyo. The latter vitalized pedestrian circulations. Super high-rise and high-density residential district maintain similar urban context to neighbor residential area. I think that mixed use residential buildings positively carry out its own purpose at the second phase new towns. However, it needs to improve that it still does not comply the ratio of the National Housing Size well and it is mainly composed of large units typed.
