Abstract This study seeks to assess the possibility of applying renewable energy in areas with cancelled redevelopment plans in Seoul. 27 declining urban areas, which were newly cancelled in 2017, were classified into 8 types based on their physical characteristics and the year it was built. After selecting a representative study case for each type, an empirical analysis of physical, institutional, economic, and social conditions related to the applicability of renewable energy was conducted. Results show that Bukgajwa 1 Residential Redevelopment Area generally showed the highest applicability of renewable energy. Muk 1-dong Residential Redevelopment Area, Bangbae 8 Residential Reconstruction Area, and Bukgajwa 1 Residential Redevelopment Area topped for physical, economic, and social conditions respectively. No significant differences were found with regard to institutional conditions. Coordination of policies that evenly maintained certain levels of physical, institutional, economic, and social conditions tailored for each area should be secured so as to actively apply renewable energy in future regeneration of urban areas.
