Abstract In general, modern architectural assets (MAAs) are distinct from traditional cultural heritage properties. Though MAAs are primary works of architecture as well, those do not remain fixed in their original states, but rather continuously evolve and adapt according to changes in their surroundings over time. The objective of this study is to develop the evaluation criteria to select the usable architectural assets that have the potential to contribute to urban renewal and the revitalization of local communities in Gyeonggi-do. Surveying the distribution and current status of MAAs in various parts of the province of Gyeonggi-do is a necessary first step toward establishing a province-wide database of available cultural and historical resources. A set of criteria was identified for the evaluation and selection of suitable MAA clusters in Gyeonggi-do. The three main areas of evaluation were: value, local usability, and effective use of collectivity. The detailed criteria were derived from the survey and literature review. The proposed MAA clusters so identified should form the grounds upon which trial projects on the utilization of MAAs for urban renewal are to be attempted.
