Abstract Recently, commercialization is underway in the deteriorated industrial and aging residential areas in Seoul. This study traces the commercialization process occurring in spontaneously aged residential area through business location information and three-dimensional spatial analysis, and identifies the factors influencing the spread of commerce. The results of this study are as follows: First, the commercialization of Gyungridan street began in the neighborhood business district of the middle of Gyungridan street in 2007 and spread to the main road in 2013. Second, over time, different factors influenced the commercialization of the site. While the process of diffusion in 2007 progressed along the street with a smooth slope and good inner connectivity, the diffusion process of 2013 was extended along the street with good external connectivity and easy vehicle movement between commercial facilities. This result implies that factors affecting commercial spread may change depending on the major industry type.
