	| Abstract | The purpose of this study is to develop an index for quantitatively evaluating a neighborhood’s walkability and to analyze the correlation between  the  walkability index and house pricing for single- and multi-family housing  residential  areas  in Seoul. The walkability index was composed of land use, urban type, and street environment  characteristics.  Specifically,  the  characteristics  of  street   environment were measured by the accessibility of  walk-inducing  facilities,  the  density  of walkways, the amount of walk-friendly spaces, the connectivity  of  walkways,  and slope. The weight of each item was calculated using AHP analysis based on the questionnaire conducted by urban  planning  and  design  professionals.  Subsequently, the walkability index was calculated. The  results  showed  that  residential  type, residential  area,  density  of  businesses  in  the  area,  distance  to  subway  station, distance to downtown area, Gangnam location, and  the  walkability  index  affected price of a detached, flat, and multiple-dwelling  house  in  Seoul.  In  avarege,  one point increase of the walkability index increased approximately 167,000 won of the housing price. |
