Abstract |
Focusing on the changes in land use characteristics of low-rise residential areas, this study aims to provide empirical evidence on the commercialization of residential areas and its effect on the household composition. The main findings are as follows. First, although the commercialization has resulted in a decrease in the overall population and households, the proportion of households without children including single-person households has significantly increased. Second, the analysis of residential satisfaction shows that a trade-off relationship exists between ‘convenience’ and ‘disamenity’ factors, and the disamenity effect is large enough. Third, households without children are relatively insensitive to the disamenity effect compared to households with children, while the enhanced convenience has a significant positive effect on the former groups’ residential satisfaction. These results raise the need for public intervention in minimizing negative externalities caused by the commercialization as well as for community management plans that respond to the changes of population and household composition. |
