| Abstract |
Recently, linear parks through the recycling of scrapped railway sites have been increased. These parks revitalize surrounding neighborhood areas by increasing the floating population based on excellent accessibility and continuity. The purpose of this study is to derive the characteristics of urban linear park and the changes of neighboring areas by segmenting the entire Gyeongui-Line Forest Park and defining the type. First, each type has differences in length, area, average width, form of boundary, horizontal connection, visual openness, inner spatial composition and park facility, design of green, and walking area. Second, although the average increase rate of land price, the rate of the building permit activity, and the change of main usage rate of the building permit after completion of the first stage were insignificant, they were significant after the completion of the second stage. Third, there are differences in the types and speeds of changes such as average land price increase rate, the ratio of building permit activity, and the main usage rate of building permits in the low-rise neighborhood area and the high-rise commercial area However, low-rise commercial areas did not show significant changes in the neighboring areas after the creation of an urban linear park. |
