Abstract |
This study examines the effect of distances between schools, academiaconcentrated district, commercial areas, subway stations, and bus stops on the price of apartments, using the Junggye-dong Eunhaeng Sageori as an example. Valid transactions was calculated using variables and results from similar studies. The distance between schools, academia-concentrated district, commercial areas, subway stations, and bus stops was selected as an independent variable. As a result, the school and academic concentrated area had an inverse proportion to the lower limit while the number of households was proportional. Also, the results showed that the number of households, school streets, and academic streets had the greatest effect on apartment prices in the Eunhaeng Sageori. Through the convergence of urban engineering and IT, this study is expected to establish the value of accessibility of academic areas and apartments, and hope to be used in future housing redevelopment and construction. |
