Abstract It is time to take a proactive action to curb the occurrence of vacant houses, rather than a merely ex-post and passive response to demolishing them for the sake of prevention of urban decline due to spatial concentration and spread of vacant houses in South Korea. Accordingly, this study analyzed neighborhood features driving vacant houses and explored neighborhood characteristics with higher effectiveness for the prevention and management of vacant houses. Based on the analysis results, we put forth preemptive policies regarding vacant houses. The occurrence of vacant houses was greatly influenced by population density, elderly population density, number of companies, housing prices, housing age, and spatial accessibility to major commercial zones/large distribution facilities/highway ICs. As neighborhood environment characteristics useful for the prevention and control of vacant houses, housing age ranked the first place followed by housing prices, number of companies, and elderly population density. The analysis results derived from the study will be used as empirical data for comprehensive policies to control vacant houses.
