Abstract This research aims to investigate the improvement direction of the District Unit Plan for inside commercial areas according to the abolition of the Setback Regulation from Road Width in May 2015. To this end, the research analyzed all development activities thoroughly that had taken place, from September 2015 to July 2019, in the Inside Commercial Area of Bangi-dong, Songpa-gu, Seoul. As a result, the research reached the following conclusions. First, high-rise residential officetel buildings were newly constructed in about 25% of the total parcels during the analysis period. Second, the rapid rise of new constructions were mainly due to changes of the floor area ration incentives and maximum building height mitigation codes in the relevant area’s District Unit Plan after the abolition of the Setback Regulation from Road Width. Third, urban landscape and sunshine issues, urban infrastructure shortage problems, and spatial mismatch between intended and actual land uses are expected to be emerged in the near future. Finally, the research suggests the following improvement directions of the District Unit Plan for the inside commercial areas such as comparison of developable floor areas before and after the abolition of the Setback Regulation from Road Width, effectiveness verification of the floor area ratio incentives and other corresponding codes, and designation of customized zones within the District Unit Plan area.
