Abstract |
Currently, residential complex development is leading to the erosion ofcommercial space by market logic. This study examined the legal basis, status, andproblems related to mixed-use residential buildings supplied to commercial areas inBusan, and based on this, the floor area ratio of mixed-use residential buildings inBusan was considered to seek improvement in the legal system. As a result, first,three improvement measures for the floor area ratio of mixed-use residentialbuildings were proposed. Second, the incentive lists for each planning elementshould be deleted to suppress an easy increase in floor area ratio through variousincentives at the project target site. Third, the classification of residential facilitiesshould be classified as residential facilities for practical purposes. Fourth,maintenance projects should be applied to the mixed-use residential building floorarea ratio system without exception. Through the improvement measures proposed inthis study, the original function of commercial areas can be restored even a little inthe future by suppressing the density of residential facilities and expanding theintroduction of commercial facilities. |
