Title Factors of Open Space Area Ratio of Large-scale Mixed-use Developments in Seoul Metropolitan City

Abstract This study analyzed factors that affect the proportion of open space in sales areas in mixed-use buildings with a floor area of 100,000㎡ or more completed in Seoul Metropolitan City since 2000. The dependent variable was the proportion of open space within sales areas, and the independent variables were the year of completion, floor area, land price, and dummy variables for whether the building includes residential use and whether it is located near a subway station. Multiple regression analysis was conducted. The results are as follows. First, the more recent the year of completion of a mixed-use building, the higher the proportion of open space within its sales area. Second, the higher the land price of a mixed-use building, the higher the proportion of open space within its sales area. Third, if a mixed-use building does not include residential use, the proportion of open space within its sales area is higher than if it includes residential use. These results can be used as foundational data for future studies focusing on the open space of mixed-use buildings by understanding the current status of open spaces in mixed-use buildings.
