Abstract |
The purpose of this study is to estimate demand by type for individual complexes and analyze distribution characteristics by region to suggest policy directions in order to systematically manage the continuously increasing number of old apartment complexes in Busan Metropolitan City and revitalize remodeling projects. First, 2,384 apartment complexes in Busan were selected and basis data by age, floor area ratio, complex status, and zone were constructed. Based on this, the types were classified into reconstruction type, general maintenance type, customized remodeling, and furniture expansion type remodeling, and the demand for remodeling and maintenance business by region in Busan was estimated. As a result of the analysis, the demand for remodeling projects in the Busan region was high at 44.3% of the total, and there was a significant variation in demand creation in the distribution by region. Therefore, this study suggested policy directions for promoting remodeling projects and preparing step-by-step implementation plans in preparation for excess migration demand, taking into account the need to secure infrastructure for smooth project promotion, the need to establish specific public support plans for each type, and the spatial characteristics of each region. |
