Abstract Ulaanbaatar, the capital city of Mongolia, has faced escalating disparities over the past decade due to rapid influx of rural populations leading to expansion of ger districts and redevelopment projects. This has posed significant challenges in expanding infrastructure and public amenities. The imbalance between apartment areas and ger districts has worsened, as highlighted by this study focusing on residential types and administrative divisions in urban areas of Ulaanbaatar. The findings are as follows. Firstly, Growing regional disparities in Ulaanbaatar, decreasing from 2017 to 2019 but increasing again from 2019 to 2021 due to continued population influx and economic challenges exacerbated by COVID-19. Secondly, deepening disparities between apartment areas and ger areas, especially in economic and housing sectors. Ger districts face economic disadvantages, attracting low-income groups due to lower housing costs, worsening economic vulnerability. Third, apartment areas located in urban centers were growing in the industrial and economic sectors, but they were increasingly backwardened as a result of relatively high population density and concentration of economic activities in the center. Fourth, in terms of residential environment and educational facilities by administrative borough, it was confirmed that the disparity in the suburban boroughs was greater than in the urban area. Finally, Ulaanbaatar has been experiencing regional disparities in terms of social and spatial aspects until recently, and the economic and social gap between the center of the city and the outer gers areas is widening due to the lack of infrastructure and public services.
