Abstract This study aims to investigate the current status and analyze the physical characteristics of 166 apartment complexes adjacent to the Han River in Seoul, focusing on urban planning and site planning perspectives. The major findings of this study are as follows : First, 96.4% of the study areas are located in general residential zones, with over 40% of the Han River banks developed for residential use, limiting the potential of waterfront spaces. Mixed-use developments are recommended to enhance urban competitiveness. Second, accessibility to the Han River is disconnected from the Han River (parks) due to expressways, buffer zones etc. despite existing access facilities. Solutions such as public pedestrian pathways and open boundary areas are needed to improve connectivity. Third, aparement complexes vary in plot size, with small-scale developments lacking comprehensive planning, leading to uncoordinated development. The predominant parallel layout of linear residential buildings along the river contributes to a monotonous urban landscape, driven by the narrow, linear land parcels. Therefore, there is a need to establish specific planning guidelines should consider land shape and ensure view corridors to improve urban design.
