| Abstract |
This study analysed gentrification as a complex local phenomenon and explored both its positive and negative impacts. This study investigated how district unit plans, used as a tool to manage gentrification, respond to this phenomenon. This study analyzed the differences in gentrification patterns before and after the establishment of district unit plans in the Ttukseom surrounding area and evaluated the effectiveness of the planning elements in maintaining local vitality and local uniformity. The analysis revealed that, gentrification began prior to the establishment of the district unit plan, gentrification was partially influenced by the provisions of the plan after its implementation. Aamong the planning elements to maintain local vitality, the restriction on ground-floor pilotis parking was used the most, contributing to the activation of lower-level spaces. In addition, the planning elements to local uniformity were well used overall, contributing to the maintenance of local identity. This study provides significant insights for urban planning due to its empirical verification of the effects of district unit plans for managing gentrification through planning elements. |
