Title Analysis of the Importance and Dependency of Local Impact Factors for the Revitalization of Regional Commercial Districts

Abstract This study aims to examine the planning factors for revitalizing commercial districts related to local impact planning that has recently emerged as a major issue, such as impact investment, specialized spaces, local creators, and local brands. Additionally, it examines the importance of these factors and the interdependencies among them. The analytic network process is employed to analyze the importance and interdependencies among the factors, as local impact factors mutually influence one another across various resources, including human, content, spatial, facility, and economic resources. The results of the analysis show that the importance of higher-level planning factors is the highest for local brands, followed by local creators, impact investment, and specialized spaces. In regard to interdependencies among lower-level planning factors, although signature local festivals, anchor tenants, and public-private partnerships rank lower in importance, they can significantly affect other planning factors that rank higher in importance.
