Abstract This study assesses the feasibility of achieving Zero Energy Buildings (ZEB) using rooftop photovoltaic (PV) systems by quantitatively analyzing electricity consumption by building type. Using integrated data from Daejeon’s building electricity consumption and building registry, the study found that high-rise or multi-use facilities-such as offices, educational institutions, hotels, and recreational buildings-have high energy use per unit area, limiting the effectiveness of rooftop PV alone in meeting ZEB goals. Conversely, factories and warehouses, with lower energy demand and larger roof areas, show high potential for ZEB implementation via PV systems. Multi-family housing exhibited moderate consumption, but efficiency declines with increased building height. The findings highlight the need for differentiated ZEB policies and technical support based on building type and design, including region-specific certification systems with realistic grading criteria.
