| Abstract |
This study analyzes G-SEED certified non-residential buildings from 2017 to 2024, specifically within the Energy and Pollution (EP) category. We examine score attainment by assessment item across building types, average item scores by certification grade, and the distribution of high- and zero-score items. Based on this analysis, we offer implications for improving the G-SEED certification system. Across all non-residential building types, only two EP items had average score attainment rates exceeding 70%: Item 2.1 “Energy Performance” and Item 2.4 “Lighting Energy Savings.” The high attainment for Item 2.1 is likely due to its evaluation structure, which primarily verifies performance already mandated by existing regulations or other certification systems. This minimizes additional costs and uncertainties in the certification process. Conversely, within the EP category, Items 2.2 “Testing, Adjusting, and Balancing (TAB) and Commissioning” and 2.8 “Solar Shading Design for Cooling Energy Reduction” both exhibited zero-score rates exceeding 50%. For Item 2.2, commissioning is often viewed in the domestic market as an added cost. Consequently, it is frequently implemented as a document-based procedural check rather than a means of verifying actual performance, which limits its effectiveness. Furthermore, with increasing demands for energy self-sufficiency to achieve carbon neutrality, institutional measures are needed to strengthen incentives for higher achievement in renewable energy-related items. Overall, this study provides empirical baseline data on the current operation of the G-SEED system. It is anticipated to support discussions regarding future revisions and improvement strategies for the certification framework. |
