| Abstract |
The purpose of this study was to analyze the spatial planning characteristics and space utilization of apartment community facility and propose measures to enhance their utilization. The research methodologies included a literature review and fieldwork, including in-depth interviews with managers, on eight apartment community facilities in Seoul. The analysis focused on general characteristics, spatial planning characteristics, and space utilization. Key findings of this study revealed that excessive facilitation of spatial types and duplication of similar functional spaces were associated with low utilization rates. Facilities concentrated on the outskirts of complexes or dispersed across multiple locations tended to be less accessible. Conversely, facilities located around a central hall or directly connected to underground parking lots showed relatively high utilization rates. Furthermore, the study identified key planning considerations for enhancing utilization rates, including linking childcare and family spaces, separating study areas to minimize noise interference, and ensuring natural lighting and amenity in underground spaces. To prevent excessive facility planning relative to the number of households and resident demand and to minimize unused space, it is necessary to establish guidelines for appropriate facility size and space configuration.
