The Analysis of Elements for Land Value Formation in a Local City |
| Abstract |
This is the series of the land value study on the local city(the study of Yosu city). It is said that urban problems are land problem and land problem is based on land price system. Therefore the purpose of this study is,in a way of solving the problems,to analyze the elements of land value formation in local cities using quantitative and qualitative data which have been resulted in 90's official land value survey. By now, the study of land value has been mainly inclined toward metropolis. In this paper, however, tried to carry out the study of regional cities at first place. A land value model is proposed to estimate land value in overall area, residential area and commercial area by using elements of land value sush as nearby street breadth,zoning,distance to market and distance to CBD. As a result of the study, the most important factor of determining land value is the nearby street breadth(the condition of the road) at almost every cases. |
