A Study on the Problems of the Occupants for the Aspects of the Improper Construction of Housing |
| Abstract |
The purpose of this study is to provide basic data for revaluing the housing warranty system by finding some rules about the flaws of housing with the passing of years. The major findings from this study are as follows:1) The cumulative changes of flaw occurrences and the passing of years have the pattern of an exponential curve.2) The patterns of an exponential curve of flaw occurrences differ with the types of flaw, but most of flaws tend to increasingly occur for three years after construction and then they converge, It is, therefore, necessary that the current term of guarantee should be extended.3) The variation in the ratio of flaw occurrences by the passing of years shows almost the same inclination in each housing type, i.e. the ratios of flaw occurrences increase three years after construction and then they converge, which would be a basic index to estimate quantitatively the degree of flaw occurrences by the types of housing.4) In view of the requests of the inhabitants to the constructors and the authorities concerned on housing flaw occurrences, the renovated systems that the administrative organ take stronger steps and the expert committee devise positive countermeasures should be prepared. And the enforcement of the new home warranty system should be positively studied. |
