Abstract This research studies a Building Equipment Selection Technique in an initial construction phase. The selection technique optimizes a life cycle cost(LCC) of building elements and equipment, which correlate each other in complicated manners. The results are as follows:1)This technique considers not only the equipment costs but also the correlations between building's life cycle and equipment's durable years.2)The Equipment is categorized in two different schemes. First, it is categorized into dependent equipment and independent equipment according to the dependency on building. Second, it is categorized into performance deterioration and performance undeterioration equipment according to the deterioration.3)The Performance-LCC Comparative Technique(PLCT) is proposed for a pratical method to select a superior alternative using evaluation techniques.
