The basic model formular about the minimum numbers for guestrooms of the self-supporting management and F.A.R. is follows according to a land size, a land price, a building construction cost and the rate of equity capital. The major findings through the basic model formular are follows 1.The larger is a land size, the lower is F.A.R.2.The higher is a land price, the higher is F.A.R.3.The higher is a building construction price, the higher is F.A.R.4.The higher is the rate of equity capital, the lower is F.A.R.It is necessary that F.A.R. readjusts upward to construct a new hotel in the commercial district where the land price is very high. |
