Abstract The regression, elemental analysis and resource-based models are used to estimate the cost of domestic apartment housing projects. While the regression model returns the prompt result of cost modeling, it makes the greater range of error than other techniques and can not effectively update the cost according to the change of material quality. Contrarily, the elemental analysis model and the resource-based method flexibly cope with the change of time and material quality and give the more precise result, though taking more time, than the regression model.There are two distinctive features in the domestic apartment housing projects. Firstly, there are only several plan types in spite of the large numbers of housing units. Secondly, a site plan at schematic design level, which is used for the regression model, and unit plans at preliminary design level, which are used for the elemental analysis model, are prepared in the early design stage.The purpose of this research is to propose the hybrid cost modeling(HYCOM) methodology which takes the advantages of the regression model and the elemental analysis model, and to verify the effectiveness of the proposed methodology by implementing the prototype program and simulating a pilot project with it.
